Abstract

A method for operating a real estate sales transaction system includes setting up a transaction system for real estate which is to be registered for sale in order to sell the real estate; setting the bid cost and number of bidders for the sale of the real estate; receiving the bid cost for the real estate from a plurality of bidders, and receiving bid information related to the transaction of the real estate; analyzing a first information group including at least one from among the bid information, the bid cost, and the number of bidders, and determining whether to conduct a transaction on the real estate; selecting a bidder according to the determined results from among the plurality of bidders when the transaction is conducted on the real estate; and processing the sale for the selected bidder and refunding a certain percentage to unsuccessful bidders.

Dependent claims

A real estate buyer selection system comprising:

a seller terminal configured to access an online service for real estate transactions, register a real estate property to be sold, and provide information about a selling price and a sale period of the registered real estate property;
a buyer terminal configured to access the online service, purchase virtual currency, and participate in bidding for buying the registered real estate property using the purchased virtual currency;
and
a real estate buyer selection device configured to provide a service screen of the online service, calculate a predetermined bid price amount and the number of available bidders on the basis of the selling price of the real estate property, and, when the calculated number of available bidders is satisfied within the sale period and an arbitrary bidder among the available bidders successfully bids on the real estate property, distribute the remaining bid amount obtained by subtracting the selling price from a total bid amount of the available bidders to unsuccessful bidders.
