Strip free floor system

A remover solution for use in removing at least a portion of a coating from a surface, the composition comprising:

• (a) at least one organic functional amine;
• and
• (b) a surfactant having formula (I):
• wherein:
• n is 1 to 20;
• R1, R2, R3, R4, and R5 are each independently selected from hydrogen, alkyl, alkanol, and alkoxy-alkyl.

A method for maintaining and cleaning a floor finish composition on a substrate using a floor protection and cleaning system, the method comprising:

• (a) conditioning and/or polishing a substrate;
• (b) applying a floor finishing composition to coat at least a portion of the substrate;
• (c) applying a remover solution to the floor finish composition and scrubbing the floor finish composition with a first abrasive pad to remove at least a portion of the floor finish composition;
• and
• (d) cleaning the floor finish composition with a cleaning pad,
• wherein the floor finish composition comprises at least one polymer emulsion, a first alkali soluble resin, and a second alkali soluble resin, wherein the at least one polymer emulsion and a total amount of alkali soluble resin are present in a ratio of polymer emulsion to total alkali soluble resin, and wherein the ratio is between about 2:1 and about 20:1, and
• wherein the remover solution comprises at least one organic functional amine, and a surfactant having formula (I):
• wherein:
• n is 1 to 20;
• R1, R2, R3, R4, and R5 are each independently selected from hydrogen, alkyl, alkanol, and alkoxy-alkyl.
