Window sash latch

A window latch securable to a window sash that provides a locking function to at least one sliding sash, comprising:

• a housing having an orifice thereon,
• a handle with a manually graspable portion, said handle having a shaft extending from said handle through said orifice in said housing,
• said shaft being secured to a locking mechanism, said locking mechanism comprising a first cam secured to said shaft, and a second cam said second cam having an orifice, said shaft passing through said orifice, said second cam being in contact with said first cam, and
• wherein when said locking mechanism is in an unlocked position, said first cam is adapted to rotate from a first locking mechanism position to a second locking mechanism position while rotating said second cam, and said first cam being adapted to rotate from said second locking mechanism position to a third locking mechanism position without driving said second cam, and
• wherein when said locking mechanism is in a locked position said first cam is adapted to rotate from said third locking mechanism position to said second locking mechanism position without rotating said second cam, said first cam being adapted to drive said second cam from said second locking mechanism position to said first locking mechanism position when said first cam is rotated from said second position to a third position.

A window latch for use in locking at least one sliding sash window, said window latch comprising:

• (a) a housing, said housing having a cavity and an opening;
• (b) a locking mechanism, said locking mechanism comprising a first cam and a delay cam;
• said first cam and said delay cam being pivotally mounted in said housing cavity;
• (c) and wherein when said locking mechanism is in an unlocked position, said delay cam is adapted to rotate and simultaneously cause rotation of said first cam from said unlocked position to a locked position, with said rotation causing at least a portion of said first cam to extend beyond said opening in said housing;
• said delay cam being adapted to continue rotating thereafter to a closed position while said first cam remains continuously engaged in said locked position.

A window latch for use in locking at least one sliding sash window, said window latch comprising:

• (a) a housing, said housing having a cavity and an opening;
• (b) a locking mechanism, said locking mechanism comprising a first cam and a delay cam;
• said first cam and said delay cam being pivotally mounted in said housing cavity;
• (c) and wherein when said locking mechanism is in an unlocked position, said delay cam is adapted to rotate and simultaneously cause rotation of said first cam from said unlocked position to a locked position, with said rotation causing at least a portion of said first cam to extend beyond said opening in said housing;
• said delay cam being adapted to continue rotating thereafter to a closed position while said first cam remains continuously engaged in said locked position;
• and
• (d) wherein when said delay cam is in said closed position, said delay cam is adapted to counter-rotate from said closed position to said locked position while said first cam remains continuously engaged in said locked position, said portion of said first cam still extending beyond said housing opening;
• said delay cam being adapted to continue counter-rotating and thereafter drive said first cam from said locked position to said unlocked position by causing said portion of said first cam to no longer extend beyond said housing opening.

A window latch securable to a window sash that provides a locking function to at least one sliding sash, comprising:

• a housing having an orifice thereon,
• a handle with a manually graspable portion, said handle having a shaft extending from said handle through said orifice in said housing, said handle being adapted to move from at least a first position to a second position;
• said shaft being secured to a locking mechanism, said locking mechanism comprising a first cam secured to said shaft, and a second cam, said second cam having an orifice, said shaft passing through said orifice, said second cam being in contact with said first cam, and
• wherein when said locking mechanism is in an unlocked position, said first cam is adapted to rotate from a first position to a second position while rotating said second cam, and said first cam being adapted to rotate from said second position to a third position, and
• wherein when said locking mechanism is in a locked position said first cam is adapted to rotate from a first position to a second position, said first cam being adapted to thereafter drive said second cam from a first position to a second position when said first cam is rotated from said second position to a third position.

A sash lock for a sash window assembly comprising a housing;

• said housing comprising top plate, a front wall, and a first and second sidewall, joining said top plate and front wall, and thereby creating a cavity;
• said housing further comprising at least one protrusion extending from an inside surface of said housing towards said cavity, mounted within said cavity is a locking assembly comprising an actuator, a first cam and a second cam, said first cam comprising an indication surface;
• said actuator comprising a manually graspable portion and a shaft, said shaft extending through an orifice in said top plate and being adapted to move said first cam and said second cam, said second cam being in contact with said first cam, and wherein when said locking mechanism is in an unlocked position, said first cam is adapted to rotate from a first locking mechanism position to a second locking mechanism position while rotating said second cam wherein an outside surface of said second cam contacts at least a portion of said protrusion of said housing, and said first cam being adapted to rotate from said second locking mechanism position to a third locking mechanism position without driving said second cam, and wherein when said locking mechanism is in a locked position said first cam is adapted to rotate from said third locking mechanism position to said second locking mechanism position without rotating said second cam, said first cam being adapted to drive said second cam from said second locking mechanism position to said first locking mechanism position when said first cam is rotated from said second position to a third position.
