Integrated lock and latch device for sliding windows

A window assembly comprising:

• a frame;
• an upper sash disposed in the frame;
• a lower sash slidably and tiltably disposed in the frame;
• and
• an integrated lock and latch device comprising:
• a lock assembly on the lower sash including a sweep cam rotatably supported by a housing, the sweep cam having a pinion portion adjacent thereto and extending downwardly therefrom, the pinion portion presenting first gear teeth extending outwardly therefrom;
• a tilt latch assembly including a sliding bolt, the sliding bolt being biased toward an extended position wherein a terminal portion of the sliding bolt extends outwardly, the sliding bolt presenting a pair of spaced apart integrally formed rack portions, each rack portion presenting a set of second gear teeth, wherein each of the rack portions is selectively engagable with the pinion portion of the sweep cam upon installation of the lock assembly so that the sliding bolt can be disposed in either of two different positions relative to the sweep cam;
• and
• a keeper;
• wherein the sweep cam is rotatably shiftable between a locked position proximate a first limit of rotational travel wherein the sweep cam is engaged to the keeper to lock the lower sash to the upper sash keeper, an intermediate unlocked position wherein the sweep cam is disengaged from the keeper so as to enable the lower sash to slide in the frame, and a tilt position proximate a second limit of rotational travel wherein the sweep cam is disengaged from the keeper and the first gear teeth are engaged with the second gear teeth of a selected one of the pair of rack portions, and the sliding bolt is withdrawn inwardly from the extended position to enable the lower sash to tilt relative to the frame.
