Apparatus for building construction and maintenance with tool based task decomposition

An apparatus for intelligent planning, monitoring, and management of building construction or maintenance projects using Agentic artificial intelligence (AI), the apparatus comprising:

• a display screen configured to present an interactive user interface;
• a digital storage medium storing (i) executable software instructions, (ii) a library of tools, each tool comprising an executable routine operable upon a design plan or contextual data, and (iii) a memory store comprising records of one or more prior runs of the apparatus, the records including at least one user-corrected result from a prior run;
• and
• a controller comprising a processor coupled to the digital storage medium and operating an AI agent, wherein the executable software instructions, when executed by the processor, cause the processor to:
• a. receive the design plan of at least a portion of a building, the design plan comprising a spatial layout and a plurality of building elements;
• b. convert the received design plan into a dynamic interactive model comprising one or more interactive components, each interactive component corresponding to a respective building element;
• c. receive the contextual data from one or more sources comprising at least one of:
• a building management system (BMS), one or more IoT devices, location data of one or more users, weather data, material-vendor listings, and scheduling or calendar information;
• d. receive, via the interactive user interface, a user request directed to the design plan;
• e. cause the AI agent to decompose the user request into a sequence of sub-tasks, wherein at least one sub-task addresses a perceptual limitation of a large language model with respect to the design plan;
• f. for each sub-task, select and execute one or more tools from the library of tools and store an intermediate result;
• g. compose the intermediate result into a composed result and execute a verification operation on the composed result against at least one of (i) the design plan, (ii) the contextual data, and (iii) the records in the memory store;
• and
• h. initiate, by the AI agent, one or more actions based on the verified composed result and on context-aware decisioning constrained by a set of rules, permissions, and priority constraints, the one or more actions comprising at least one of:
• updating the dynamic interactive model, issuing a procurement instruction, scheduling personnel, controlling an on-site device, or transmitting a task-specific instruction to a first user or to a second user associated with the building project.
