A tightly targeted minimally invasive therapy hyperfunctioning tissue ablating instrument system is provided. The system includes a substance that at least partially cytotoxically ablates hyperfunctioning tissue of a living body when activated by application of therapeutically sufficient units of an energy that when delivered in isolation from the substance is non-cytotoxic to the hyperfunctioning tissue, wherein the hyperfunctioning tissue is adjacent to one or more non-hyperfunctioning tissues, wherein the substance is at least one of a mitochondrial agent and a non-mitochondrial agent; a substance delivery device configured to introduce the substance into the hyperfunctioning tissue; and an energy delivery device to apply the therapeutically sufficient units of the energy to the substance after the substance has been introduced by the substance delivery device into the hyperfunctioning tissue, wherein the adjacent non-hyperfunctioning tissues are one of preserved and minimally damaged during the activation of the substance and the cytotoxic ablation.
