Premanufactured Structures for Constructing Buildings

A construction system for energy efficient multi-story buildings with a plurality of standard single units, the buildings being constructed using premanufactured structures built at a site distant from a building site and delivered to the building site, the premanufactured structures comprising:

• premanufactured, prefinished, preassembled and non-weight bearing exterior window walls comprising windows, insulation and weather seal, the exterior window walls attached to a plurality of floor and ceiling slabs at top and bottom portions of the exterior window walls and installed on exterior sides of the standard single units to partially enclose the standard single units;
• premanufactured, prefinished, preassembled, preplumbed and non-weight bearing end walls comprising electrical wiring, vapor barrier, insulation, studs for framing and sound barrier, and fire-rated interior and exterior surfaces, the end walls attached to the floor and ceiling slabs at top and bottom portions of the end walls and installed on the exterior sides of the standard single units interfacing with the exterior window walls at ends of the buildings;
• premanufactured, prefinished, preassembled, prewired, preplumbed and non-weight bearing demising walls comprising electrical wiring, insulation, studs for framing and sound barrier, plumbing for sprinklers, and fire-rated interior and exterior surfaces, the demising walls attached to the floor and ceiling slabs at top and bottom portions of the demising walls and installed in a parallel direction from each other on interior sides of the standard single units and interfacing with the exterior window walls to partially enclose each of the standard single units;
• premanufactured, prefinished, preassembled, prebundled, preplumbed and non-weight bearing utility walls comprising electrical and communications connections for adjacent walls, electrical service panel, kitchen and bath wall plumbing, fans, toilet mounting support with a water resistant, interior surface, vapor barrier, insulation, plumbing chase, studs for framing, and sound and air barrier with a water resistant exterior surface, wherein the utility walls are attached to the floor and ceiling slabs at top and bottom portions of the utility walls over the bathroom floor pans and installed on the interior sides of the standard single units in a perpendicular direction and interfacing with the demising walls to completely enclose the standard single units;
• precast, preformed and prefabricated bathroom floor pans comprising a shower base and an integral drain, the bathroom floor pans installed into preformed recess within the floor and ceiling slabs in the each standard single unit after installation of the demising walls and the utility walls:
• preassembled, prewired and prefinished entry doors comprising a door portion, inner and outer frame, operational relight panel, preinstalled hardware with either a righthand or lefthand door configuration, and electrical connections to be made with any of the non-weight bearing walls, the entry doors attached to the floor and ceiling slabs and installed adjacently next to the utility walls;
• premanufactured, configurable, removable and adjustable interior partitions installed on inside portions of the non-weight bearing walls of the standard single units for separating showers, kitchens, bathrooms, bedrooms and other living areas of the each standard single unit;
• premanufactured, prefinished, and preassembled kitchen and bathroom components, the kitchen and bathroom components installed on the utility walls of the standard single units;
• and
• premanufactured, prefinished and preassembled roof components and prefabricated, prebundled exterior walkways are attached to exterior surfaces of the building to create a roof and exterior walkways that are configurable depending on the shape of the building.

A construction system for energy efficient multi-story buildings with a plurality of mixed units, the buildings being constructed using premanufactured structures built at a site distant from a building site and delivered to the building site, the premanufactured structures comprising:

• premanufactured, prefinished, preassembled and non-weight bearing exterior window walls comprising windows, insulation and weather seal, the exterior window walls attached to a plurality of floor and ceiling slabs at top and bottom portions of the exterior window walls and installed on exterior sides of the mixed units to partially enclose the standard single units;
• premanufactured, prefinished, preassembled, prewired, preplumbed and non-weight bearing demising walls comprising electrical wiring, insulation, studs for framing and sound barrier, and fire-rated interior and exterior surfaces, the demising walls attached to the floor and ceiling slabs at top and bottom portions of the demising walls and installed in a parallel direction from each other internally within the mixed units and interfacing with the exterior window walls to partially enclose each mixed unit;
• premanufactured, prefinished, preassembled, preplumbed and non-weight bearing end walls comprising electrical wiring, vapor barrier, insulation, studs for framing and sound barrier, and fire-rated interior and exterior surfaces, the end walls attached to the floor and ceiling slabs at top and bottom portions of the end walls and installed on outer sides of the standard single units interfacing with the exterior window walls at ends of the buildings in a parallel direction from the demising walls to partially enclose the each mixed unit;
• precast, preformed and prefabricated bathroom floor pans comprising a shower base and an integral drain, the bathroom floor pans installed into preformed recess within the floor and ceiling slabs in the each of the mixed units after installation of the demising walls;
• premanufactured, prefinished, preassembled, prebundled, preplumbed and non-weight bearing utility walls comprising electrical and communications connections for adjacent walls, electrical service panel, kitchen and bath wall plumbing, fans, vapor barrier, insulation, plumbing chase, studs for framing, and sound and air barrier with a water resistant exterior surface, and toilet mounting support with a water resistant interior surface, the utility walls attached to the floor and ceiling slabs at top and bottom portions of the interior plumbing walls over the bathroom floor pans and installed internally within the mixed units in a perpendicular direction and interfacing with the demising walls to completely enclose the each mixed unit;
• premanufactured, prefinished, preplumbed and preassembled exterior walls comprising electrical wiring, vapor barrier, insulation, studs for framing and sound barrier, and fire-rated interior and exterior surfaces, the exterior walls are attached to the floor and ceiling slabs at top and bottom portions of the exterior walls and installed internally within the mixed units next to the interior and exterior plumbing walls to enclose additional bedrooms of the mixed units;
• preassembled, prewired and prefinished entry doors comprising a door portion, inner and outer frame, operable relight panel, preinstalled hardware with either a right-hand or left-hand door configuration, and electrical connections to be made with any of the non-weight bearing walls, the entry doors attached to the floor and ceiling slabs and installed adjacently next to the utility walls;
• premanufactured, configurable, removable and adjustable interior partitions and bedroom doors installed on interior sides of the non-weight bearing walls of the mixed units for separating showers, kitchens, bathrooms, bedrooms and other living areas of the each mixed unit;
• premanufactured, prefinished, and preassembled kitchen and bathroom components, the kitchen and bathroom components installed on the utility walls of the mixed units;
• premanufactured, prefinished and preassembled roof components and prefabricated, prebundled exterior walkways are attached to exterior surfaces of the building to create a roof and exterior walkways that are configurable depending on the shape of the building.
