Property record document data verification systems and methods

A data verification system configured to verify machine-recognized data elements acquired during a machine-implemented data acquisition process, the system comprising:

• a data verification workstation;
• an image server;
• and
• a data entry server;
• wherein the data verification workstation is configured to:
• obtain a document image in an electronic form from the image server, wherein the document image includes text and fields;
• determine, based on the text and the fields of the document image, a document type associated with the document image;
• identify a set of rules associated with the determined document type, wherein the set of rules includes text and field requirements;
• based on the text and fields of the document image, identify document images stored at a validation server which are associated with the document image, wherein the document images include text and fields;
• based on the identified set of rules, compare the text and fields of the document image with the text and fields of the identified document images to determine if the document image is valid according to the set of rules.

The data verification system of claim 15, wherein the document comprises a selection from a group of documents consisting of:

• a warranty deed;
• a quit claim deed;
• a mortgage;
• and
• a release.

The data verification system of claim 15, wherein the document comprises data elements and the data elements comprise selections from a group of data elements consisting of:

• grantor name;
• grantee name;
• legal description;
• and
• property address.

A machine-readable medium for verifying chain-of-title in real estate documents having sets of instructions stored thereon which, when executed by a machine, cause the machine to:

• receive a current title document image for real property in an electronic form, wherein the current title document image includes at least a grantor field;
• automatically determine a grantor of the real property from the grantor field of the current title document image;
• search one or more real property title databases for a title document image preceding the current title document image in the chain of title for the real property, wherein the preceding title document image includes at least a grantee field;
• determine a grantee in the preceding title document image from the grantee field;
• compare the grantor and the grantee to determine if the grantor and the grantee are substantially similar;
• and
• in response to the grantor and the grantee being substantially similar, certify that the real property has a valid chain of title.
