Integrated tilt/sash lock assembly

An integrated sash lock and tilt latch assembly for a sash window, the integrated sash lock and tilt latch assembly comprising:

• a handle movable among a first, a second and a third position to adjust the integrated assembly among a respective locked, unlocked and tiltable position;
• a rotor coupled to the handle, the rotor having a locking cam and the rotor having a pair of slots;
• a keeper adapted to be supported by the sash window;
• a first latch bolt housing and a second latch bolt housing;
• a first latch bolt and second latch bolt, the first and second latch bolts each being slidably disposed in respective ones of the first and second latch bolt housings;
• a first and second means for biasing the respective latch bolts towards respective ones of the guide rails, the means for biasing being disposed in each of the first and second latch bolt housings and,
• a first connector and a second connector respectively coupling the first and second latch bolts to the rotor, each of the first and second connectors having a guide pin slidably engaging the rotor slots in the rotor.

A window assembly comprising opposed vertically extending guide rails to enable vertical reciprocal sliding movement of a sash window in a master frame while cooperatively engaged with the guide rails, the sash window having a top rail, a base and two stiles connected together at their extremities;

• and,
• an integrated sash lock and tilt latch assembly comprising:
• a handle movable among a first, a second and a third position to adjust the integrated assembly among a respective locked, unlocked and tiltable position;
• a rotor coupled to the handle, the rotor having a locking cam and a pair of slots;
• a keeper connected to the sash window;
• a first latch bolt housing and a second latch bolt housing disposed within the top rail of the sash window;
• a first latch bolt and second latch bolt, the first and second latch bolts each being slidably disposed in respective ones of the first and second latch bolt housings;
• a first and second means for biasing the respective latch bolts towards respective ones of the guide rails, the means for biasing being disposed in each of the first and second latch bolt housings;
• and,
• a first connector and a second connector respectively coupling the first and second latch bolts to the rotor, each of the first and second connectors having a guide pin slidably engaging the rotor slots in the rotor.

An integrated sash lock and tilt latch assembly for a sash window, the integrated sash lock and tilt latch assembly comprising:

• a handle movable among a first, a second and a third position to adjust the integrated assembly among a respective locked, unlocked and tiltable position;
• a rotor coupled to the handle, the rotor having a locking cam;
• a keeper connected to the sash window;
• a latch bolt housing disposed within the top rail of the sash window;
• a latch bolt slidably disposed in the latch bolt housing;
• a means for biasing the latch bolt toward ones of the guide rails, the means for biasing being disposed in the latch bolt housing;
• and,
• a connector coupled proximate a first end to the latch bolt and proximate a second end to a first end of a linkage member, a second end of each of the linkage members being pivotably coupled to the rotor.

An integrated sash lock and tilt latch assembly for a sash window, the integrated sash lock and tilt latch assembly comprising:

• a handle movable among a first, a second and a third position to adjust the integrated assembly among a respective locked, unlocked and tiltable position;
• a rotor coupled to the handle, the rotor having a locking cam;
• a keeper connected to the sash window;
• a first latch bolt housing and a second latch bolt housing disposed within the top rail of the sash window;
• a first latch bolt and second latch bolt, the first and second latch bolts each being slidably disposed in respective ones of the first and second latch bolt housings;
• a first and second means for biasing the respective latch bolts towards respective ones of the guide rails, the means for biasing being disposed in each of the first and second latch bolt housings;
• and,
• a first connector and a second connector, the first and second connectors each being coupled proximate a first end to a respective latch bolt and proximate a second end to a first end of a linkage member, a second end of each of the linkage members being pivotably coupled to the rotor.

A window assembly comprising opposed vertically extending guide rails to enable vertical reciprocal sliding movement of a sash window in a master frame while cooperatively engaged with the guide rails, the sash window having a top rail, a base and two stiles connected together at their extremities;

• and,
• an integrated sash lock and tilt latch, the integrated assembly comprising:
• a handle movable among a first, a second and a third position to adjust the integrated assembly among a respective locked, unlocked and tiltable position;
• a rotor coupled to the handle, the rotor having a locking cam;
• a keeper connected to the sash window;
• a first latch bolt housing and a second latch bolt housing disposed within the top rail of the sash window;
• a first latch bolt and second latch bolt, the first and second latch bolts each being slidably disposed in respective ones of the first and second latch bolt housings;
• a first and second means for biasing the respective latch bolts towards respective ones of the guide rails, the means for biasing being disposed in each of the first and second latch bolt housings and,
• a first connector and a second connector, the first and second connectors each being coupled proximate a first end to a respective latch bolt and proximate a second end to a first end of a linkage member, a second end of each of the linkage members being pivotably coupled to the rotor.

An integrated tilt-latch/sash lock assembly for a sash window assembly, the sash window assembly having an upper sash window and a lower sash window slideable within a master frame, the tilt-latch/sash lock assembly comprising:

• a keeper adapted to be connected to the upper sash window;
• a rotor assembly adapted to be supported by the lower sash window;
• a latch bolt adapted to be supported by the lower sash window and adapted to engage the master frame;
• a connector having a first end connected to the rotor assembly and a second end connected to the latch bolt;
• a handle connected to the rotor assembly, the handle having a locked position wherein the rotor assembly engages the keeper and wherein the handle has a retracted position within the lower sash window, the handle being moveable to an unlocked position wherein the rotor assembly is disengaged from the keeper and wherein the handle extends away from the lower sash window, and being further moveable to a tiltable position wherein the connector retracts the latch bolt from the master frame.
