## Abstract

An isolation valve assembly comprises a valve body defining a first fluid port and a second fluid port opposing the first fluid port and at least one drain port disposed between the first fluid port and the second fluid port, an isolation valve disposed within the valve body and a handle operatively coupled to the isolation valve. The handle is movable to cause corresponding movement of the isolation valve between a first normal position where the isolation valve fluidly couples the first fluid port and the second fluid port, and a second drain position where the isolation valve fluidly couples the first fluid port and the at least one drain port and isolates the second fluid port.

## Claims

### Claim 1

An isolation valve assembly, which comprises:
a valve body defining a first fluid port and a second fluid port opposing the first fluid port, at least one drain port disposed between the first fluid port and the second fluid port and a plug valve port, wherein the first fluid port comprises a fluid inlet port and the second fluid port comprises a fluid outlet port;
an isolation valve plug disposed through the plug valve port and within the valve body, the isolation valve plug being rotatable relative to the valve body and carrying a pair of opposing plug seals; and
a handle operatively coupled to the isolation valve plug, the handle movable to cause corresponding rotation of the isolation valve plug between a first normal position in which the fluid inlet port is fluidly coupled to both the fluid outlet port and the at least one drain port, and a second drain position in which the fluid inlet port remains fluidly coupled to the at least one drain port and one of the pair of opposing plug seals closes the fluid outlet port to isolate the fluid outlet port from the fluid inlet port.

### Claim 2 (depends on 1)

The isolation valve assembly according to claim 1 wherein the isolation valve plug defines a fluid passage.

### Claim 3 (depends on 2)

The isolation valve assembly according to claim 2 wherein each of the pair of opposing plug seals includes an outer plug seal portion at least partially circumscribing the fluid passage and configured to seal the fluid outlet port in the second drain position of the isolation valve plug.

### Claim 4 (depends on 3)

The isolation valve assembly according to claim 3 wherein the handle is mounted for rotation relative to the valve body, the handle being rotatable in either direction to cause corresponding rotation of the isolation valve plug between the first normal position and the second drain position.

### Claim 5 (depends on 4)

The isolation valve assembly according to claim 4 including a drain valve assembly mountable adjacent the at least one drain port of the valve body.

### Claim 6 (depends on 5)

The isolation valve assembly according to claim 5 wherein the at least one drain port includes a first drain port and a second drain port opposing the first drain port.

### Claim 7 (depends on 6)

The isolation valve assembly according to claim 6 including a removable plug seal disposed within one of the first drain port and the second drain port.

### Claim 8 (depends on 7)

The isolation valve assembly according to claim 7 wherein the drain valve assembly is mounted adjacent the other of the first drain port and the second drain port.

### Claim 9 (depends on 8)

The isolation valve assembly according to claim 8 wherein the handle is rotatable in both the clockwise and counterclockwise directions relative to the valve body to enable either clockwise or counterclockwise movement of the handle to effect corresponding rotation of the isolation valve plug between the first normal position and the second drain position.

### Claim 10 (depends on 1)

The isolation valve assembly according to claim 1, wherein the isolation valve assembly comprises a hot water isolation valve assembly.

### Claim 11 (depends on 10)

The isolation valve assembly according to claim 10, wherein the valve body includes a pressure relief port.

### Claim 12 (depends on 11)

The isolation valve assembly according to claim 11 wherein:
the pressure relief port defines a fluid relief path; and
the at least one drain port includes a first drain port and a second drain port opposing the first drain port, the first and second drain ports define respective first and second fluid drain paths.

### Claim 13 (depends on 12)

The isolation valve assembly according to claim 12 wherein the first and second drain ports are positioned relative to the valve body whereby the first and second drain paths intersect the relief path.

### Claim 14 (depends on 2)

The isolation valve assembly according to claim 2 wherein the fluid inlet port is coupled to a tankless water heater.
