Monitoring system for detecting leaks using a system of flow rate sensors and smart valves

A system for detecting leaks from a piping system at a property, the system comprising:

• one or more processors;
• and
• one or more storage devices, the one or more storage devices storing instructions that, when executed by the one or more processors, cause the one or more processors to perform operations comprising:
• obtaining flow rate sensor data that is generated by one or more of a plurality of flow rate sensors, wherein the flow rate sensor data generated by each flow rate sensor indicates a flow rate of water through a respective pipe branch of the piping system;
• obtaining valve status data that is generated by one or more of a plurality of valves, wherein each valve of the plurality of valves is configured to (i) adjust an operational state to control a flow rate of water through a respective pipe branch of the piping system and to (ii) generate valve status data indicating the operational state of the valve;
• identifying, based on (i) the obtained flow rate sensor data and (ii) the obtained valve status data, a particular pipe branch of the piping system in which a leak is occurring;
• and
• transmitting a notification to a user device indicating that the leak is occurring in the particular pipe branch of the piping system.

A non-transitory computer readable storage medium storing instructions executable by a data processing apparatus and upon such execution cause the data processing apparatus to perform operations for detecting leaks from a piping system at a property, the operations comprising:

• obtaining flow rate sensor data that is generated by one or more of a plurality of flow rate sensors, wherein the flow rate sensor data generated by each flow rate sensor indicates a flow rate of water through a respective pipe branch of the piping system;
• obtaining valve status data that is generated by one or more of a plurality of valves, wherein each valve of the plurality of valves is configured to (i) adjust an operational state to control a flow rate of water through a respective pipe branch of the piping system and to (ii) generate valve status data indicating the operational state of the valve;
• identifying, based on (i) the obtained flow rate sensor data and (ii) the obtained valve status data, a particular pipe branch of the piping system in which a leak is occurring;
• and
• transmitting a notification to a user device indicating that the leak is occurring in the particular pipe branch of the piping system.
